01Acceptance of these terms
These terms apply to your use of this website and to general enquiries you make with Rubab Properties. When you formally engage us for a specific transaction, the written agreement you sign with us will also apply. If that agreement conflicts with these terms, the signed agreement takes priority.

02Our role
Rubab Properties is a Dubai-registered real estate brokerage. We act as an intermediary between buyers, sellers, landlords, tenants and developers, and we provide property management services for landlords.
We are not a property developer, bank, mortgage lender or law firm. Unless we state otherwise in writing, we do not own the properties we market, and we are not a party to the sale, purchase or tenancy contract between you and the other party.
03Using this website
You may use this website for personal, non-commercial purposes to learn about our services and the property market. You agree not to:
- Copy, scrape or republish content, images or listings without our written permission.
- Use the website for any unlawful, fraudulent or misleading purpose.
- Attempt to gain unauthorised access to the website, its servers or any connected systems.
- Introduce viruses or other harmful code, or interfere with the website's operation.
- Impersonate Rubab Properties, our consultants or any other person.
We may suspend or restrict access to the website at any time, for example for maintenance or security reasons.
04Property information
Property details on this website are provided in good faith, based on information supplied by developers, owners and landlords. We work to keep it accurate, but:
- Availability, specifications, sizes, layouts and completion dates can change without notice.
- Images, renders and floor plans may be illustrative and may not show the exact unit, finishes or views.
- Featured properties are examples of the type of opportunity we handle and may not be available when you enquire.
- Nothing on this website is an offer or forms part of any contract.
Always confirm the details that matter to you with your consultant — and, where appropriate, through your own inspection and independent checks — before you commit.
05Off-plan property
Off-plan projects are sold by the developer under the developer's sale and purchase agreement. Payment plans, handover dates, specifications and the terms of the sale are set by the developer, not by Rubab Properties. Construction timelines can be affected by factors outside anyone's control, and project designs may change during development.
We will help you understand the developer's documents and the process, but you should read the developer's agreement carefully and take independent advice where needed.
06Engaging our services
Before we act for you on a specific transaction, we will agree our services and fees with you in writing. In Dubai, brokerage relationships are documented on the standard forms required by the real estate regulator. No fee is payable unless it has been agreed in writing.
You agree to give us information that is accurate and complete, and to tell us promptly if anything changes. If you are selling or letting a property, you confirm that you own it or are authorised to deal with it.
07Payments & fraud warning
Rubab Properties will never ask you to transfer a deposit, booking fee or purchase money to a consultant's personal bank account. Payments for property are made to the developer, the seller, an escrow account or a registration trustee, as set out in the transaction documents.
If you receive a request to pay that seems unusual — especially a last-minute change of bank details — do not send money. Call our office on the number on this page to verify it first. We are not responsible for losses caused by payments made to accounts we have not confirmed in writing.
08No financial or legal advice
Market commentary, investment information and general guidance on this website and from our consultants are for information only. They are not financial, investment, tax, mortgage or legal advice, and they do not take your personal circumstances into account. Property values and rental returns can go down as well as up. Please take independent professional advice before making an investment decision.
09Communications
When you contact us by WhatsApp, phone or email, you agree that we may reply using the same channel. Messages sent over WhatsApp and email are not guaranteed to be secure or received, so please do not rely on them for time-critical or legally significant instructions without confirming receipt with your consultant.
10Intellectual property
The content of this website — including text, design, logos, graphics and photography — belongs to Rubab Properties or is used with permission from its owners, such as developers who supply project images and renders. Developer names and logos belong to their respective owners and are shown to identify the projects and partners we work with. You may not reproduce any of this content without prior written permission.
11Third-party links
This website may link to websites and services operated by others, including WhatsApp, Google Maps and developer websites. We do not control them and are not responsible for their content, availability or privacy practices.
12Limitation of liability
This website is provided on an "as is" basis. To the fullest extent permitted by law, Rubab Properties is not liable for any indirect or consequential loss, or for any loss arising from your reliance on information on this website, from decisions made by developers, sellers, landlords or tenants, or from interruptions to the website.
Nothing in these terms limits any liability that cannot be limited under UAE law.
13Indemnity
You agree to compensate Rubab Properties for any loss, claim or expense arising from your misuse of this website, your breach of these terms, or inaccurate information you give us about yourself or a property.
14Governing law & jurisdiction
These terms are governed by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. Any dispute arising from them will be subject to the exclusive jurisdiction of the courts of Dubai.

We may update these terms from time to time. The latest version will always be published on this page, and your continued use of the website means you accept the updated terms.
