Buying and Renting Buildings in Dubai
Buying a whole building in Dubai changes the calculation entirely: you own the service charge rather than pay it, you control the tenant mix, and repositioning becomes possible. It also means underwriting the income, the condition and the management — which is where the real work sits.
Who it suits: Institutional and private investors buying income-producing assets rather than individual units.
- Current rent roll, occupancy history and lease expiry profile
- Building condition — chillers, lifts, facade and fire systems
- Whether title is freehold or leasehold, and to whom
- Management arrangements and the true annual cost to run

Understanding Buildings in Dubai
Buying the asset rather than a unit
Whole-building ownership changes your position entirely. You control the tenant mix, the service standard and the capital plan. You own the service charge rather than paying someone else's. And you can reposition — refurbish, re-let, change the use mix — in ways a single-unit owner never can. The trade-off is that you are now running a business, not holding an investment.
Underwriting is where the work sits
The rent roll tells you what the building earns today; the lease expiry profile tells you how exposed that income is. Building condition tells you what you will spend. Chillers, lifts, facade and fire systems are the four items that generate the largest unplanned costs in UAE buildings, and all four should be inspected before you agree a number.

Buildings in Dubai — Common Questions
The questions we are asked most often about buildings in Dubai. If yours is not here, message us and we will answer it directly.
Can foreigners buy buildings in Dubai?
Yes. Dubai designates specific freehold areas where non-UAE nationals can own property outright, including most of the communities we work in. Ownership is registered with the Dubai Land Department and you receive a title deed in your name. Outside those zones, ownership is typically leasehold for a fixed term. We confirm the status of any specific building or plot before you commit to anything.
What due diligence is needed to buy a whole building?
At minimum: the current rent roll with lease expiry dates, at least three years of occupancy history, a technical condition survey covering chillers, lifts, facade, fire systems and water tanks, confirmation of title status, and the actual annual running cost rather than an estimate.
Where a building is being sold with a management contract in place, review that contract too. It is common for the headline yield to look very different once real running costs are applied.
What should I check before buying buildings in Dubai?
The four things we look at first: current rent roll, occupancy history and lease expiry profile; building condition — chillers, lifts, facade and fire systems.
Whether title is freehold or leasehold, and to whom. Management arrangements and the true annual cost to run.
We work through all of this with you before you commit, not after.
Can I convert or reposition a building in Dubai?
Sometimes, and it is often where the value is. Changing use class, reconfiguring units or upgrading common areas can shift a building's income profile substantially.
What is permitted depends on zoning, the building's existing approvals and authority consent, so establish feasibility before you price the upside into an offer. We can tell you early whether a repositioning plan is realistic for a specific asset.
How does the purchase process work in Dubai?
Once you have chosen a property, the process runs through a Memorandum of Understanding, a deposit, a No Objection Certificate from the developer, and transfer at a Dubai Land Department trustee office. For off-plan purchases you deal directly with the developer's sales process instead, on a payment plan tied to construction milestones. We handle the coordination either way.
Do you handle both sales and rentals of buildings?
Yes. We advise on both purchase and letting of buildings across Dubai, and we also manage properties on behalf of landlords once they are let.
The quickest way to start is a message on WhatsApp with what you are looking for — a consultant picks it up directly and comes back to you.
Buying and Letting in Dubai
Buying into Dubai
Dubai's property market is the most internationally traded in the region, and the regulatory framework reflects that. Transactions are registered with the Dubai Land Department, escrow protects off-plan payments, and brokers operate under RERA licensing. For overseas buyers this matters: the process is documented, the title is registered in your name, and the rules are published rather than customary.
Tax and ownership
There is no personal income tax on rental returns and no annual property tax on what you own. Designated freehold zones allow full foreign ownership with a registered title deed. Transfer costs, agency fees and any developer charges do apply, and we set those out clearly before you commit so there is nothing unexpected at transfer.
What to expect from us
One consultant handles your enquiry from the first message through to handover — no hand-offs and no repeating yourself. We will tell you when a property is wrong for you, which is the part most people find unusual. If you want the property managed afterwards, our management team takes it from there.
