1 Bedroom
Ideal for singles, couples and first investments — the strongest rental yields and the quickest to let in most communities.

One, two and three bedroom apartments — from high-floor city views to quiet family buildings, for sale and to rent across all three emirates.
Apartments are the backbone of the UAE rental and investment market: the easiest entry point for first-time buyers, the most liquid resale, and the most consistent tenant demand. We cover everything from compact studios in commuter communities to high-floor homes with skyline and water views.

Ideal for singles, couples and first investments — the strongest rental yields and the quickest to let in most communities.
The most in-demand size across Dubai and Sharjah. Enough space for a small family or a live-in home office, and easy to resell.
Family homes in the sky. Often with a maid’s room, larger terraces and dedicated parking in newer towers.

Local market guidance for apartments in each of the three emirates we cover.
Two apartments with identical layouts in neighbouring towers can perform very differently. Building management, service charge levels, chiller arrangements, lift-to-unit ratios and whether common areas were handed over properly all shape both liveability and resale. We assess the building before the unit, because the building is what you are really buying into.
These are different purchases. An owner-occupier should weight layout, light, noise and commute; an investor should weight yield, tenant demand, turnover cost and service charge as a proportion of rent. The unit that suits one rarely suits the other equally, so we start by asking which you are.

What buyers and tenants ask us most often about apartments across Dubai, Sharjah and Ajman.
It depends on the emirate, the community and whether you are buying ready or off-plan, so we would rather discuss your actual position than quote a figure that may not apply to you. What we can say is that Ajman offers the most accessible entry of the three emirates we cover, Sharjah sits in the middle, and Dubai spans the widest range of any market in the region.
Message us with your situation and we will tell you plainly what is realistic.
Yes, and they vary widely between buildings — enough that two otherwise comparable units can produce noticeably different net returns. Service charges cover common area maintenance, security, cleaning and building insurance, and are usually quoted per square foot per year.
Check whether chiller (air conditioning) is included or billed separately, because that single line makes a substantial difference to a tenant's total cost and therefore to what they will pay in rent.
One-bedroom units generally produce the strongest gross yields and let the fastest. Two-bedroom units attract small families who stay longer, which reduces turnover cost and vacancy.
If you are optimising for headline yield, one-bed. If you are optimising for stability and lower management overhead, two-bed. Three-bed units are a different market again, competing with townhouses on space.
In Dubai, holiday-home letting is permitted with the appropriate permit, though individual buildings may restrict it in their own rules. Regulations differ across the other emirates.
If short-term letting is central to your plan, confirm both the regulatory position and the specific building's policy before you buy — it is not safe to assume a building permits it just because the emirate does.
Yes — Dubai, Sharjah and Ajman, with the same consultant advising across all three so you get a genuine comparison rather than a push toward wherever we happen to have stock.
The fastest route is a message on WhatsApp — it goes straight to a consultant rather than into a queue.
Often yes. Older buildings in established locations frequently offer larger layouts and lower entry points than new towers, and the locations themselves cannot be replicated.
The caution is mechanical: ask about the age and service history of the chillers, lifts and water systems, and about any planned major works that will be levied on owners.
Proximity to transport and workplaces, a well-run building, sensible layout and honest pricing. Furnished units let faster in some communities and slower in others.
A unit that lets quickly and holds a tenant for years usually beats one with a slightly higher headline rent and annual turnover — void periods cost more than most landlords calculate.
