Warehouses & Industrial Space

Storage, logistics and light-industrial units across Dubai’s established industrial zones — for sale and to lease.

Warehouses

What to Know Before You Commit

Warehousing is one of the steadiest commercial asset classes in the UAE, driven by trade, e-commerce and re-export activity. What matters is rarely the unit itself — it is clear height, power load, truck access and how close you are to the port or the airport.

  • Clear height and column spacing — they decide your racking layout
  • Power load in kW, and whether it can be upgraded
  • Truck turning circle and the number of loading bays
  • Trade licence activity must match the unit's permitted use

Warehouses We Handle

01

Storage & Distribution

Straightforward high-bay space for stock holding and order fulfilment, with loading bays sized for container access.

02

Light Industrial

Units permitted for assembly, fit-out and light manufacturing, with the power supply and ventilation those uses require.

03

Logistics Facilities

Larger facilities close to Jebel Ali, Al Quoz and the airport corridors, where transit time is the deciding factor.

In Detail

Specification beats square footage

Specification beats square footage

Clear height decides how high you can rack and therefore real storage capacity. Power load decides what equipment you can run. Bay doors and turning circles decide what vehicles can service you. Floor loading decides what you can store. We start with these rather than with floor area.

Location is a transit calculation

Warehouse value is largely a function of time to port or airport, compounded across hundreds of movements a year. Whether Dubai, Sharjah or Ajman suits you depends on whether goods arrive by sea, by air, or are distributed regionally — and the occupancy cost difference between the three is substantial.

FAQ

Warehouses — Common Questions

What buyers and tenants ask us most often about warehouses across Dubai, Sharjah and Ajman.

Free zone or mainland — which should I choose?

Free zone gives full foreign ownership, simplified customs treatment for re-export and a streamlined licensing process, but restricts trading directly into the UAE local market without a mainland arrangement.

Mainland lets you sell directly across the UAE under different ownership and licensing rules. The decision follows your customers: mostly re-export favours free zone, selling locally favours mainland.

What clear height do I need?

It depends on your racking plan. Clear height is the usable height beneath the lowest obstruction, and it determines real storage capacity far more than floor area does.

Work out your intended racking configuration first, then filter units by whether they can physically accommodate it. A shorter unit with more floor area often stores less than a taller one with less.

How do I check the power supply?

Ask for the existing incoming supply in kW and, separately, what upgrade is realistically available. Pure storage needs little; cold storage, workshops and light manufacturing can need substantially more.

Upgrading an incoming supply is slow and expensive where it is possible at all, so establish your requirement before viewing rather than assuming it can be solved later.

Does my trade licence need to match the unit?

Yes. The activity on your trade licence must align with the permitted use of the unit, and mismatches cause problems at licensing and inspection.

If your activity is unusual or you are planning to change it, flag that early — it is much easier to filter for suitable units upfront than to resolve a conflict after you have signed.

Which industrial areas do you cover?

We work across Dubai, Sharjah and Ajman, and the cost difference between them is substantial enough to be worth comparing before you commit.

The fastest route is a message on WhatsApp — it goes straight to a consultant rather than into a queue.

Can I convert a warehouse to another use?

Sometimes, but it depends on zoning and the permitted use recorded for the unit. Converting storage to light manufacturing, or adding cold storage, typically requires both approval and physical works.

Establish feasibility before committing, because retrofitting power and ventilation into an unsuitable unit is expensive.

What lease length is normal for industrial space?

Commercial and industrial leases generally run longer than residential, frequently multi-year with agreed escalation, which suits both sides given fit-out investment.

Longer terms usually come with better rates. If your requirement may change, negotiate break provisions upfront rather than hoping for flexibility later.

Is it better to buy or lease a warehouse?

Leasing preserves capital for stock, equipment and staff, which is where most operating businesses need it. Buying removes rent escalation and gives you an asset, and suits businesses with stable, long-term space requirements.

If your space needs may change within a few years, lease. If they are settled, ownership often works out better.

What should I check about access?

Turning circle for your largest vehicle, the number and dimensions of loading bays, the height of the approach, and whether the estate road takes the traffic you will generate.

Walk the approach route with your vehicle dimensions in hand — access problems are expensive to discover after signing.
