Across Three Emirates
Choosing the Right Residential Category
Apartments
The most liquid residential category and the usual starting point. Strongest rental demand, quickest resale, lowest maintenance burden. Best suited to first purchases, income portfolios and city-centre living. The building matters as much as the unit — management quality and service charges vary widely between towers.
Townhouses and villas
Townhouses give families a garden and their own entrance inside a managed community, at a materially lower entry point than a villa and with far less upkeep. Villas give you a private plot, genuine privacy and room to extend, with running costs to match. Plot size is where villa value actually sits.
Plots
For buyers who want control over design and specification, and who have the time for approvals and construction. The regulatory position — zoning, permitted GFA, infrastructure readiness — determines a plot's value long before anything is built on it.

Residential Property — Common Questions
What buyers and investors ask us most often.
Which residential category gives the best return?
Apartments generally produce the strongest gross yields and the fastest resale. Villas and townhouses tend to attract longer tenancies, which reduces turnover cost and vacancy even where the headline yield is lower.
The right answer depends on whether you are optimising for yield, for stability, or for capital growth — and we will ask which before recommending anything.
Is off-plan or ready better for residential?
Ready property earns from day one and you can inspect exactly what you are buying. Off-plan spreads payment across construction, gives first choice of unit, and in Dubai is escrow-protected — but you carry delivery risk and no income until handover.
For a first purchase where certainty matters, ready usually makes more sense.
How do service charges affect returns?
Significantly, and they are routinely underestimated. Service charges are quoted per square foot per year and vary widely between buildings and communities.
Always calculate net yield after service charges rather than gross. Two buildings with identical rents can produce quite different net returns.
Can I buy residential property as a non-resident?
Yes, in designated freehold areas across the emirates we cover. Many of our clients buy before holding a UAE visa.
Mortgage availability is more restricted for non-residents and typically requires a larger deposit, but cash purchase is straightforward.
Do you cover residential in all three emirates?
Should I buy furnished or unfurnished?
Furnished units can command higher rents and let faster in some communities, particularly where tenants are shorter-term. They also depreciate and need replacing.
For long-let family properties, unfurnished is usually the simpler proposition. It depends on your target tenant more than on the property.
How do I compare two residential properties fairly?
Net yield after service charges, not gross. Then tenant demand in that specific community, expected turnover, and the quality of building or community management.
Two properties with identical rents can produce quite different net returns once those factors are applied, which is why headline comparisons mislead.
Is it better to buy one larger property or two smaller ones?
Two smaller properties spread risk across tenants and locations, and let you sell one without exiting entirely. One larger property is simpler to manage and often attracts longer, more stable tenancies.
For first-time investors, the simplicity of one usually wins. For those building a portfolio, diversification tends to matter more.
How much should I budget for maintenance?
It varies by property type — apartments carry far less direct maintenance than villas, where AC, pool and landscaping are all your responsibility.
Set aside a realistic annual figure rather than treating maintenance as an exception. Properties that are maintained properly hold both tenants and value.
How We Advise on Residential Property
We ask what it is for first
Buying to live in and buying to let are different purchases with different right answers. We establish which before showing you anything.
Honest reads on communities
Some communities are maturing and some are still speculative. We will tell you which is which, including when that means recommending against something we have available.
Support after the purchase
Once a property is let, our management team can handle tenants, rent collection, maintenance and inspections.
