Dubai South and Nad Al Sheba — growth corridors where infrastructure is still arriving
Buying and Renting Plots in Dubai
Buying land in Dubai is the most direct route into the market — you control the design, the build quality and the timeline. It also demands the most diligence, because zoning, permitted build ratios and infrastructure readiness decide what a plot is genuinely worth long before anything is built on it.
Who it suits: Owner-builders designing a private home, and developers or long-hold investors buying into growth corridors.
- Zoning and permitted use govern everything you can build
- GFA and FAR limits decide how much can actually go on the plot
- Confirm road, power, water and drainage connections are in place
- Developer and authority NOCs are needed before any design work starts

Understanding Plots in Dubai
Why buyers choose land over a finished home
Buying a plot gives you control that no completed property can: your own architect, your own specification, and a home built around how you actually live. It also lets you phase spending across the build rather than committing everything at purchase. The trade-off is time, and the need to understand the regulatory position before you buy.
The diligence that actually matters
Zoning determines what you may build. GFA and FAR ratios determine how much. Height limits, setbacks and community design guidelines determine the shape. Infrastructure readiness determines when. A plot that looks cheap per square foot can be expensive once you account for connections that have not yet arrived, so we check all of this before recommending anything.

Plots in Dubai — Common Questions
The questions we are asked most often about plots in Dubai. If yours is not here, message us and we will answer it directly.
Can foreigners buy plots in Dubai?
Yes. Dubai designates specific freehold areas where non-UAE nationals can own property outright, including most of the communities we work in. Ownership is registered with the Dubai Land Department and you receive a title deed in your name. Outside those zones, ownership is typically leasehold for a fixed term. We confirm the status of any specific building or plot before you commit to anything.
How long does it take to build a villa on a Dubai plot?
Design and approvals commonly take several months before construction starts, and the build itself typically runs a year or more depending on size and specification. Plan for the whole process to take meaningfully longer than a developer's off-plan handover date.
The compensation is control — you get exactly the house you specified, usually at a lower cost per square foot than buying the equivalent finished product.
What should I check before buying plots in Dubai?
The four things we look at first: zoning and permitted use govern everything you can build; gFA and FAR limits decide how much can actually go on the plot.
Confirm road, power, water and drainage connections are in place. Developer and authority NOCs are needed before any design work starts.
We work through all of this with you before you commit, not after.
What does GFA mean and why does it matter?
Gross Floor Area is the total built area you are permitted to construct on the plot, usually expressed as a ratio of plot size. It is the number that decides whether your plot can take the house you have in mind.
A large plot with a restrictive GFA ratio may allow less built area than a smaller plot with a generous one. Always compare permitted GFA rather than plot size alone when you are weighing two plots against each other.
How does the purchase process work in Dubai?
Once you have chosen a property, the process runs through a Memorandum of Understanding, a deposit, a No Objection Certificate from the developer, and transfer at a Dubai Land Department trustee office. For off-plan purchases you deal directly with the developer's sales process instead, on a payment plan tied to construction milestones. We handle the coordination either way.
Do you handle both sales and rentals of plots?
Yes. We advise on both purchase and letting of plots across Dubai, and we also manage properties on behalf of landlords once they are let.
The quickest way to start is a message on WhatsApp with what you are looking for — a consultant picks it up directly and comes back to you.
Buying and Letting in Dubai
Buying into Dubai
Dubai's property market is the most internationally traded in the region, and the regulatory framework reflects that. Transactions are registered with the Dubai Land Department, escrow protects off-plan payments, and brokers operate under RERA licensing. For overseas buyers this matters: the process is documented, the title is registered in your name, and the rules are published rather than customary.
Tax and ownership
There is no personal income tax on rental returns and no annual property tax on what you own. Designated freehold zones allow full foreign ownership with a registered title deed. Transfer costs, agency fees and any developer charges do apply, and we set those out clearly before you commit so there is nothing unexpected at transfer.
What to expect from us
One consultant handles your enquiry from the first message through to handover — no hand-offs and no repeating yourself. We will tell you when a property is wrong for you, which is the part most people find unusual. If you want the property managed afterwards, our management team takes it from there.
