The UAE’s deepest and most liquid property market — from Downtown and Marina towers to the newer masterplanned communities.

The Market

Why Buyers Choose Dubai

Dubai offers world-class infrastructure, a tax-free environment and the widest choice of communities in the region. It is also the most competitive market, which is exactly why local knowledge matters: the right building on the right floor in the right community is a very different investment from the unit next door.

  • Freehold zones allow full foreign ownership
  • No personal income tax on rental income or capital gains
  • The widest range of property types of any emirate
  • Strong tenant demand across both residential and commercial

Why buyers choose Dubai

Why buyers choose Dubai

Dubai's property market is the most internationally traded in the region, and the regulatory framework reflects that. Transactions are registered with the Dubai Land Department, escrow protects off-plan payments, and brokers operate under RERA licensing. For overseas buyers this matters: the process is documented, the title is registered in your name, and the rules are published rather than customary.

Tax and ownership

There is no personal income tax on rental returns and no annual property tax on what you own. Designated freehold zones allow full foreign ownership with a registered title deed. Transfer costs, agency fees and any developer charges do apply, and we set those out clearly before you commit so there is nothing unexpected at transfer.

FAQ

Property in Dubai — Common Questions

The questions buyers, sellers and tenants ask us most often about Dubai.

Can foreigners buy property in Dubai?

Yes. Dubai designates freehold areas where non-UAE nationals can own outright, including most communities we work in. Ownership registers with the Dubai Land Department and you receive a title deed in your name.

Outside those zones ownership is typically leasehold for a fixed term. We confirm the status of any specific property before you commit.

Is there property tax in Dubai?

There is no annual property tax and no personal income tax on rental returns or capital gains. Transfer costs, agency fees and any developer charges do apply at purchase.

We set all of those out clearly before you proceed so there is nothing unexpected at transfer.

What is the buying process in Dubai?

Typically a Memorandum of Understanding, a deposit, a No Objection Certificate from the developer, then transfer at a Dubai Land Department trustee office.

Off-plan works differently — you go through the developer's sales process on a payment plan tied to construction milestones. We coordinate either route.

Which areas of Dubai should I look at?

It depends entirely on whether you are buying to live in or to let, and on your timeline. Downtown and Business Bay suit buyers wanting central addresses; Marina and the waterfront communities suit lifestyle and rental demand; the newer masterplans offer more accessible entry and payment plans.

Tell us your priorities and we will narrow it down rather than sending a list.

Do you handle commercial property in Dubai?

Yes — retail, warehousing and whole buildings, alongside residential.

The fastest route is a message on WhatsApp — it goes straight to a consultant rather than into a queue.

Is Dubai property a good investment right now?

We are not going to give a blanket yes or no — it depends entirely on what you are buying, where, and over what horizon. A well-located unit in a well-run building held for several years behaves very differently from a speculative off-plan flip.

Tell us your timeline and objective and we will give you an honest read rather than a market slogan.

Can buying property in Dubai get me residency?

Property ownership above certain thresholds can support a residency application, and the rules have changed several times in recent years.

We are not immigration advisers, so we will tell you the current position as we understand it and recommend you confirm specifics with a specialist before relying on it.

Which Dubai areas are best for rental yield?

Yields generally run higher in the newer and more peripheral communities and lower in the prime central addresses, where buyers are paying partly for capital growth and prestige.

The right answer depends on whether you are optimising for income now or value later — tell us which and we will be specific.

Is off-plan or ready better in Dubai?

Ready earns from day one and you inspect exactly what you are buying. Off-plan spreads payment, offers first choice of unit and is escrow-protected on regulated projects, but carries delivery risk and no income until handover.

For a first Dubai purchase where certainty matters, ready usually makes more sense.

What to Expect From Us in Dubai

What to expect from us

One consultant handles your enquiry from the first message through to handover — no hand-offs and no repeating yourself. We will tell you when a property is wrong for you, which is the part most people find unusual. If you want the property managed afterwards, our management team takes it from there.
